Mid-Island Plan
In 2021, Dover, Kohl & Partners worked as a sub-consultant for MKSK and the Town of Hilton Head Island to re-imagine the Mid-Island area. Characterized by strip malls and auto-oriented high-speed thoroughfares, this area is strategically located to become a central community gathering space supporting a mix of uses in a pedestrian-friendly town center. Around 2.5 million visitors travel to Hilton Head Island every year. Having a centrally located community center will provide residents and visitors to the island with a place to gather and interact after a day at the beach.
In addition to the sprawl retrofit component of this project along Hilton Head Parkway, the team explored opportunities to preserve the historic neighborhoods where many members of the Gullah-Geechee community live and celebrate a strong and rich history and culture. The team identified ways to increase access to opportunities for home ownership by supplying contextually appropriate missing middle housing typologies and improving access to small, neighborhood-scale community gardens and other mixed-use activities.
